We will review relevant town documents to verify the accuracy of the data presented.
Photography, Virtual Tours:
We will have a professional exterior sketch or photograph prepared for advertising purposes. Additional professional interior and exterior photography will be used on the property's own website. If appropriate, we will also produce a virtual, 360-degree tour for online marketing.
Multiple Listing Service:
We will enter your home into the Statewide Multiple Listing Service making agents throughout the state and country aware that we will cooperate in showing your property to their customers.
RILiving.com:
We will enter your home onto RILiving.com, the consumer site for Statewide MLS and the most comprehensive source of Rhode Island real estate listings for prospective home buyers.
Signs & Direct Mail:
With your approval, a sign will be placed on your home and direct mailings to the immediate neighborhood and area Realtors will be sent to give your property additional exposure.
Buyer Qualification:
Both our own prospects and those of other agents will be contacted to make them aware of your property and all potential buyers will be qualified with regard to their financial ability to purchase your home.
Showings:
Showings will be scheduled according to your preferences. After each showing, we will contact you to tell you who looked at the property, what conclusions were made and what comments the prospective buyers had.
Advertising:
Selling a home requires letting people know it is available and on the market. Local advertising will commence immediately after listing. Out-of-state advertising (if indicated) will be strategically placed to provide meaningful exposure. Your property will also be submitted to Realtor sites and search engines for maximum exposure to potential buyers.
Relocation:
Through the Internet we have access to many out-of-state agents and agencies qualified to help you with your move. At your request, we will introduce you to the one we feel can most effectively assist you with your transition.
Open Houses:
One of the best methods for selling a home is to have Open Houses for buyers to view the house. At your request, we will conduct an Open House for agents and buyers. Having a broker Open House is very beneficial giving maximum exposure of your new listing to local agents and their potential buyers.
Sales Agreements:
Agreements will be carefully prepared and reviewed. Upon receipt of an agreement, we will be in touch with you immediately to review the offer in detail and decide how best to proceed.
Upon Acceptance of Offer:
Once an offer has been signed by the buyer and yourself, we will follow the progress of the buyer to insure that they meet all financing and other deadlines as set forth in the agreement.
Closing Statement:
Prior to closing, we will prepare a checklist and help manage the final details of closing including transferring utilities, prorating oil and rent (if applicable), contacting the local Fire Marshall for smoke detector and carbon monoxide certificates and other items necessary for conveyance of your property.
Closing:
We will attend the closing and be available to ensure a smooth transition for both buyer and seller. |
